FBR Property Valuation Directory & Calculator

FBR publishes an official per-square-yard / per-marla valuation notification for each city, and it's revised periodically. Find your city below to open its current official notification on fbr.gov.pk, then use the calculator to turn a rate + size into a total value.

1. Find your city's official rate

Opens FBR's own notification page for that city in a new tab — always the current one, since FBR updates these periodically.

2. Select city, area & size — we calculate automatically

For cities marked Verified above, pick your city and locality below and the exact FBR rate is applied automatically — no need to open the PDF or type a rate yourself.

Only cities with a Verified badge above have locality-level data loaded so far. More are being added — if yours isn't here yet, use the manual calculator in Step 3, or send us the FBR notification PDF for your city and we'll add it.

3. Don't see your city above? Enter the rate manually

Enter the per-unit rate shown in the notification PDF for your locality/category, and your property's size. Units convert automatically if they don't match.

1 Marla = 225 sq ft = 25 sq yd · 1 Kanal = 20 Marla = 4,500 sq ft = 500 sq yd.

This page links directly to FBR's official per-city valuation notification pages so you always see the current rate. For cities marked Verified, the locality-level rates in Step 2 are transcribed directly from that city's official FBR notification (S.R.O.) — the source and notification date are shown with each result so you can cross-check. For all other cities, FBR's tables are large, change periodically, and are only published as PDFs, so the Step 3 calculator only does the arithmetic (rate × size, with unit conversion) on whatever number you copy from the official PDF yourself. Either way, verify you've matched the correct locality, road/block, and property category before relying on the result. Nothing here is tax or legal advice.

4. Calculate your total expense

Turn that FBR/DC value into an actual cost: provincial stamp duty and registration fee, Section 236K/236C advance tax, and Capital Gains Tax — for filers and non-filers. The value below is filled in automatically from Step 2 or Step 3 above; you can also type a different value directly.

This expense estimate is for planning purposes only, based on Sections 236C, 236K, and 37 (Capital Gains Tax) of the Income Tax Ordinance as amended by the Finance Act 2025, plus commonly reported provincial stamp duty and registration fee rates as of mid-2026. Stamp duty, registration fee, mutation/town tax, and DC valuation rates change by province, property type, and specific notification — confirm current rates with your local sub-registrar, Excise & Taxation Department, or the CDA before a transaction. Non-filer Capital Gains Tax is taxed at your normal income slab rate (minimum 15%), which this tool approximates rather than computes exactly. Nothing here is tax or legal advice; for an actual transaction, consult a tax practitioner or property lawyer.
