Worked Example
A buyer purchases a house worth Rs. 11,000,000 with the minimum 10% down payment, over a 20-year tenure.
Because the maximum financing is capped at Rs. 10 million, the buyer's effective contribution rises above the 10% minimum whenever the property price exceeds roughly Rs. 11.1 million.

What is the Apna Ghar Program?
The Wazir-e-Azam Apna Ghar Program — Ghar Ho Tu Apna is a Government of Pakistan profit-subsidy and risk-sharing housing finance scheme. Participating Islamic banks offer financing under it through the Diminishing Musharakah mode, with the government subsidizing part of the rental rate to keep it at 5% for the first 10 years.
What is Diminishing Musharakah?
It's a Shariah-compliant partnership: the bank and customer jointly buy the property. The customer pays periodic rent on the bank's share (which is progressively bought back), so the bank's ownership share — and the rent charged on it — shrinks every period until the customer owns the property outright.
Why does my installment change after 10 years?
The 5% rental rate is a fixed, subsidized rate that applies only for the first 10 years of the financing. For any remaining tenure beyond that, the rate switches to a variable rate of KIBOR + 3%, which moves with the State Bank of Pakistan's benchmark rate. This calculator lets you plug in an assumed future KIBOR to estimate that later installment.
How is the maximum financing amount determined?
The bank will finance whichever is lower: 90% of the property's value, or PKR 10 million. If 90% of your property's price is higher than Rs. 10 million, you'll need to contribute more than the 10% minimum out of pocket to make up the difference.
Who is eligible?
Applicants (and co-applicants, if income is being clubbed) generally need a minimum gross monthly income of PKR 40,000, must be between 18 and 65–70 years old at financing maturity depending on the clubbing arrangement, and must meet minimum employment/business tenure requirements. Full eligibility, required documents, and city restrictions should be confirmed directly with your bank.
